Make sure you look into the insurance rates, a lot of fort Morgan is in the COBRA zone.

CBRA: Coastal Barrier Resource Act: Designated areas where federal tax dollars cannot be spent on infrastructure, subsidies, disaster recovery, etc....
Basically means the property is not eligible for National Flood Insurance Program, so you have to go to the open market for flood insurance.
If I remember correctly, Kiva Dunes and Morgantown are CBRA, but I don't know for sure.Carl

Only the gummint offers flood insurance, although it is purchased through an agent.
